Eviction/Foreclosure Prevention Program

The TVCCA Eviction/Foreclosure Prevention Program utilizes mediation as a way to prevent the eviction of tenants. A trained mediator meets with tenants and landlords to try and resolve any issues, including back rent that may be leading to eviction. The program may also offer assistance to homeowners facing foreclosure.

This is a one-time assistance designed to assist those who fell behind on their rent or mortgage and cannot catch up, but do have the resources to maintain their housing going forward.

Application Criteria:

  • The rent or mortgage must not be more than 60% of the household's gross income. In a simple example, if your monthly income is $1,000.00, your rent could not be more than $600.00.
  • The household income must be at or below 60% of the area median income.
  • The reason for falling behind on the rent must be a one-time occurrence not likely to re-occur. Also, the reason for falling behind must be documented. For example, if the rent was not paid because of car repairs, we must see receipts showing the work done, when it was done, and the amount paid.

There are additional criteria, which will be explained during intake.

In addition to mediation services, there is a state-funded rent bank which may be accessed in order to erase past due rent. The assistance is limited and it must be shown that the payment will remove the threat of eviction for non-payment.

As a condition of participation in this program, the tenants are agreeing to remain in their apartment for one year from the mediation date.

This program is voluntary. Your landlord or mortgage holder will be contacted to see if they are willing to participate. If not, the application cannot go forward.
